Inspection & estimate
We walk the roof, check the deck, flashing, and ventilation, and put together a written estimate. No surprises added mid-job for things a proper inspection should have caught up front.
Material selection
Shingle line, color, and wind/impact rating selected for your home and budget. We'll explain the real differences between tiers instead of just upselling the top one.
Tear-off & deck inspection
Old roofing comes off down to the deck. Any soft, rotted, or damaged decking is identified and replaced before anything new goes down. Installing over a bad deck just moves the problem, it doesn't solve it.
Underlayment & flashing
Synthetic underlayment and ice-and-water shield where code requires it, new flashing at valleys, walls, and penetrations, the details that determine whether the roof actually keeps water out.
Shingle installation
Installed to the manufacturer's nailing pattern and exposure spec, not a faster, looser pattern that technically holds the shingles on but voids the warranty and underperforms in wind.
Cleanup & final walkthrough
Magnetic sweep for nails, full site cleanup, and a walkthrough so you know exactly what was done before we call it finished.
Two warranties, two different things
Manufacturer material warranty: coverage on the shingle itself against manufacturing defects, terms and length set by the shingle manufacturer and varying by product line. We'll walk you through the specific coverage for whatever line you choose.
Workmanship warranty: our coverage on the installation itself. Five year workmanship warranty on every installation.
